A luxury townhouse offering the ‘best view’ in the world of golf has gone on the market for £7.25 million.

The stunning property will sit on the edge of the Old Course in St Andrews, known as the Home of Golf, and is one of the most expensive homes in Scotland.

Called the Swilcan Townhouse, it overlooks the links course and the iconic 700-year-old Swilcan Bridge, which sits between the first and 18th fairways and is one of the most photographed spots in sport.

Some of the world’s most famous players have been pictured on the shepherds’ crossing in the Fife town including Old Tom Morris, Tom Watson, Jack Nicklaus and Tiger Woods.

The property is part of an exclusive development of four townhouses, called Fairways, which will be built at the site.

Construction on the property is set to begin in May and will be completed by September 2026, in time for the Old Course hosting the Open Championship the following year.

The 2,938 sqft three-storey home will boast three bedrooms and three bathrooms, floor-to-ceiling windows and bespoke interiors.

It will also have a two car garage, private gardens and a panoramic rooftop terrace, described as ‘the ultimate vantage point for The Open Championship’.

The property is being marketed for a fixed price of £7.25 million by estate agents Knight Frank.

Scots golfing legend Sam Torrance has narrated a video showing what the home will look like when it is completed.

In the promotional film, the Ryder Cup-winning captain states: ‘Welcome to Fairways in St Andrews, a once-in-a-lifetime opportunity to own a chapter in the history of golf.

‘From cobbled streets to sweeping shorelines, St Andrews is the perfect blend of peaceful coastline, timeless charm and heritage.

‘This is your chance to take your seat alongside the greats of the game. This is your Home of Golf.’

The sales brochure for the property reads: ‘The Swilcan Townhouse is an exquisite three-storey townhouse, seamlessly blending contemporary luxury with the historic charm of its surroundings.

‘The ground floor includes a vestibule, utility areas, and a south-facing ensuite bedroom with sliding doors to maximise natural light.

‘The first floor houses the opulent primary suite, complete with a dressing room, ensuite bathroom, and views overlooking the Old Course. A second spacious bedroom with dressing room and an adjoining bathroom completes this level.

‘The top floor is the true highlight, offering a stunning open-plan living, kitchen, and dining area with a vast external terrace. With panoramic views and a seamless indoor-outdoor flow, it provides the perfect space for entertaining or enjoying world-class golf events from a private vantage point.’

Although building work on the home has not yet started, Knight Frank said an early purchaser ‘will have the unique opportunity to customise interiors to their exact preferences, creating their perfect home in this unparalleled location’.

Plans for the luxury homes were given the green light in 2023 and they will replace a house built in the 1960s which developers said was no longer fit for purpose and of little architectural merit.

The original proposals for the homes were scrapped after being rejected by both Fife Council and the Scottish Government in 2021.

They had attracted 38 objections with some locals branding them an ‘eyesore’.

However, the site’s owners submitted revised proposals which were granted planning permission.
