A two-tower condo complex is slated to be built near the outdoor mall at Sahara Avenue at the 215 Beltway.
Summerlin is poised to get some luxury high-rise living.
Developer Howard Hughes Holdings filed plans for a two-tower, 260-unit condo complex just east of the sprawling outdoor mall off Sahara Avenue at the 215 Beltway in Las Vegas’ Downtown Summerlin area, according to Clark County records.
Project plans dated in June show twin glass-encased towers connected by a 17th-floor skybridge, along with multiple outdoor pools, an outdoor golf practice area for putting and chipping, and an event lawn.
Inside, the extensive list of amenities includes a wine cave and tasting room; pool bar; speakeasy bar and lounge; sports bar and grill with a “gameday experience area”; golf simulators; pickleball courts with a “pickle bar” area; a bowling alley; fitness center; sauna; and hot and cold plunges, according to project plans.
Plus, the midair skybridge would feature a bar, outdoor terraces, restaurant, and event space.
The project, called the Summit House, would span 1.76 million square feet and consist of dual 21-story high-rises, with two levels of subgrade parking, plans show.
Overall, the development would bring the first residential high-rises to the suburban master-planned community of Summerlin and mark another heavy real estate investment in its commercial core.
Clark County records do not show any scheduled hearings on the proposal.
‘Lock-and-leave’Hughes Holdings CEO David O’Reilly confirmed in an interview this week that the project is a joint venture with Discovery Land Co.
The two firms also teamed up to develop the Summit Club, a wealthy 600-acre community in Summerlin that’s packed with mansions.
O’Reilly said he did not have expected pricing yet for the high-rise condo complex, nor did he have any cost estimates of the project or a construction timeline.
But he said the list of interested buyers exceeds the number of units planned, and he figured that as residents get older, they will want a “lock-and-leave” lifestyle that a high-rise condo building offers.
Plus, he said, buyers would have access to amenities they couldn’t get with a single-family house.
“This is clearly the next chapter for Summerlin,” O’Reilly said.
‘Summerlin Heights Drive’Summerlin, which spans 22,500 acres along the Las Vegas Valley’s western rim, boasts more than 130,000 residents.
Texas-based Hughes Holdings sells land in Summerlin to homebuilders and has developed hundreds of millions of dollars’ worth of projects in its commercial core, including apartment complexes, office buildings, Las Vegas Ballpark, and the popular 106-acre outdoor shopping-and-dining hub.
The developer’s namesake — Howard Hughes, the famed business tycoon, aviator and recluse — acquired the land mass now known as Summerlin in the 1950s.
Measuring almost 10 acres, the high-rise project site is on the north side of La Madre Mountain Drive between Pavilion Center Drive and Spruce Goose Street.
The developers want to rename the latter as Summerlin Heights Drive, as this will “give residents and visitors to the neighborhood a more elevated sense of living and community,” land-use attorney Stephanie Gronauer told county officials in a letter in June.
Hughes’ enormous World War II-era seaplane that flew only once — a wooden aircraft weighing 284,000 pounds and measuring eight stories tall — was known as the Spruce Goose.
The towering new housing plan is not a complete surprise. O’Reilly told the Las Vegas Review-Journal in spring 2025 that he was contemplating a high-rise condo project on land just east of the open-air mall at Sahara and the Beltway.
Plus, his partner on the project teamed with the company on another tower: Hughes Holdings announced in 2024 that it partnered with Discovery Land to develop a 33-story residential high-rise in Honolulu.
Moreover, Discovery Land founder Mike Meldman holds a minority ownership stake in the Raiders and has said that he lives in Las Vegas.
A spokeswoman for Discovery Land said the company was unable to provide an interview at this time on the new project.
‘That’s something we could desperately use’Overall, Southern Nevada is a heavily suburban housing market blanketed with cookie-cutter subdivisions. Most residential high-rises are in and around Las Vegas’ famed casino corridor or the downtown area, with a towering exception near Summerlin.
One Queensridge Place, near the corner of Alta Drive and Rampart Boulevard, consists of two opulent condo towers about 1.5 miles east of the Summerlin boundary.
Luxury real estate broker Ivan Sher, whose firm is based in Downtown Summerlin, said he had heard about the proposed new high-rise complex.
Sher, founder of IS Luxury, figures the project will draw locals, investors and other buyers who want plenty of amenities and minimal concerns when they’re out of town.
Plus, with hundreds of new homes packed in near retailers, restaurants and other businesses, the high-rise complex would bring more walkability to a housing market not known for it.
“That’s something we could desperately use as a city,” he said.
