Circle Realty Group has closed on 37,600 square feet of new leases in Midtown, Commercial Observer has learned.

The two largest deals at 225 West 34th Street, also known as 14 Penn Plaza, were for civil engineering company Bohler Engineering, which expanded from 8,000 square feet to 14,000 square feet, and cybersecurity firm T&M USA, which took 14,000 square feet, according to Circle Realty.

Bohler signed a 10-year lease and asking rent in the building was $67 per square foot. The length of T&M’s lease was unclear.

“These tenants came to me because we’re at the center of transportation and we have a first-class property,” Circle Realty President Jay Futersak told CO. “Tenants know that what we promised is what we deliver.”

Futersak represented his own firm in-house and both tenants in the deals.

Smaller recent deals in the building were for accounting and advisory firm Calibre CPA Group, which signed a 10-year, 6,100-square-foot lease and is relocating from 462 Seventh Avenue.

Mark Furst and Benjamin Saftler of Kaufman Leasing, the brokerage arm of the Kaufman Organization, handled the deal for the Washington, D.C.-based accounting firm and did not immediately comment.

Meanwhile, discrimination law firm Fitapelli & Schaffer is also relocating from 20 Liberty Street to 14 Penn with a new 3,514-square-foot lease.

Robert Gallucci of Colliers negotiated on behalf of the law firm and did not immediately respond to a request for comment.

Futersak repped ownership in-house in the Calibre and Fitapelli deals.
