A stretch of the Hudson River that has been massively redeveloped in recent years will soon be adding a large performing arts center to the landscape as work is underway at one of the last vacant parcels along the Weehawken waterfront.

Known as Port Imperial South Site 3, a 1.88-acre property at 300 Port Imperial Avenue is now bustling with activity. The land is situated in a highly trafficked area near the Port Imperial ferry terminal and directly across from the EnVue hotel complex.

Construction quietly began last year at the future complex, with several floors of concrete already poured. But Weehawken officials joined Canoe Brook Development and Roseland Properties recently for a “groundbreaking” ceremony for the performing arts center portion, which will cost roughly $25 million.

The performing arts center on the ground floor of the building will face the Hudson River and span 23,000 square feet of space, according to a resolution passed by Weehawken authorizing the project’s financing agreement. The space will be deeded to the township upon completion, with the developers constructing the facility and Weehawken responsible for furnishing the inside.

The space will be the future home of Hudson Theater Works and will feature a 300-seat theater, a grand lobby, and a smaller venue with fewer than 100 seats. Officials are hopeful that the facility will be operational within two years.

The rest of the development is drawn up by Lennar Design and will feature 313-unit market-rate apartments in a modern complex. A total of 296 structured parking spaces will be provided beneath the building, while amenities such as an outdoor swimming pool, fitness center, and lounge spaces will be distributed throughout the building.

The development is one of two notable mixed-use projects under construction along Weehawken’s waterfront, with the other being a 282-unit complex at 1800 Avenue at Port Imperial. The township is also home to a major $16 billion infrastructure undertaking, as a portion of the Gateway Tunnel to New York’s Penn Station will run underneath Weehawken’s former Dykes Lumber Yard property.
