The housing market in Provincetown is small and competitive. Most homes are older, and many are historic properties, some with modern finishes. Of the two dozen single-family homes on the market this spring, many were in the $3 million range. Condos on the lower end—one bed, one bath, and less than 500 square feet—tend to start in the mid-$600,000s and go up from there.

Driving from Boston to P-town takes about two hours by car, but can stretch to more than three with summertime traffic. A shorter, more reliable commute by ferry is available May through October, when two services—Bay State Cruise Company and Boston Harbor City Cruises—offer daily 90-minute rides to and from the city. Cape Air also has seasonal plane service to and from Provincetown from May through November.

A beloved summer haven and LGBTQ+ mecca, Provincetown is bustling in July and August, when its population swells to roughly 60,000, compared to around 3,700 in the off-season. Commercial Street is full of shops and restaurants, including Provincetown Portuguese Bakery, celebrating its 90th anniversary this year, and local staples such as the Canteen and Fanizzi’s for fresh seafood.

As America’s oldest continuous arts colony, P-town has a thriving creative scene, including the Provincetown Art Association and Museum. The Pilgrim Monument and Provincetown Museum tells the history of the town, the first landing spot for the Pilgrims aboard the Mayflower. And since most of the area is encircled by the Cape Cod National Seashore, it’s an outdoor adventurer’s dream.

The town’s public school system only serves students from pre-K through 8th grade, plus an early-learning center—but the small district is notable for offering the International Baccalaureate continuum, a globally recognized education program. Public high school students can attend the nearby Nauset Regional High School or Cape Cod Regional Technical High School.
